The next tender will be launched on Mar 6. “It is the lowest we can go,” says Benjamin Poh, ERA senior division director and the appointed marketing agent for Pine Grove’s collective sale.According to property analysts, the site can be redeveloped into a new private residential project with 2,050 units. This is a rare opportunity to find a large plot for a mega-development, notes Poh.Despite its prime location in the residential neighborhood of District 21, Pine Grove has yet to be sold after four collective sale attempts in the past. However, the adjacent GLS sites at Pine Grove (Parcel A and Parcel B) have successfully attracted buyers and have been sold for between $1,200 to $1,300 psf ppr.The last transaction at Pine Grove estate was for a 1,755 sq ft, three-bedroom unit in August 2023. With the momentum from the successful sale of nearby GLS sites, the owners hope to secure an 80% consensus for the upcoming collective sale.Based on previous collective sale successes on the fifth attempt, the owners of Pine Grove are optimistic and hopeful to finally find a buyer. With the launch of the next collective sale on Mar 6, the owners are determined to secure an 80% agreement before the tender closes on May 6. If successful, the Pine Grove estate will be the fifth collective sale to take place in the past year.
