Since then, 16 other units at the condo have been sold for above $2,000 psf.
Jalan Loyang Besar EC offers parents living in the east plenty of options when it comes to their child’s education. A myriad of primary and secondary schools are located within the vicinity, including Haig Girls’ School, Tanjong Katong Primary School and CHIJ Katong Convent. The residential development is also surrounded by tertiary institutions such as the Singapore Institute of Technology and the Singapore University of Technology and Design.
Maple Woods also hit a new psf-price high during the period in review. On Nov 30, a 1,787 sq ft, three-bedroom unit on the first floor was sold for $3.88 million or $2,171 psf, beating the previous record of $2,132 psf set on May 2, when a 1,313 sq ft apartment was sold for $2.8 million. Located along Bukit Timah Road in District 21, Maple Woods is a freehold condo that was completed in 1997. Comprising 697 units in a 10-storey building, it is a four-minute walk to King Albert Park MRT Station on the Downtown Line.
Another condo that charted a record high in terms of psf price was Lush on Holland Hill. A 1,507 sq ft apartment on the ninth floor was sold for $3.2 million or $2,123 psf on Dec 1. The three-bedder was purchased by the seller in July 2017 for $2.23 million ($1,480 psf). Hence, they made a gross profit of $970,000 on the transaction. This is the first unit to change hands at Lush on Holland Hill since August 2022, when a 1,561 sq ft apartment fetched $2.95 million or $1,890 psf.
Lush on Holland Hill is a freehold condo off Holland Road in prime District 10. Completed in 2012, the 12-storey development has 56 units of two-, three- and four-bedders measuring between 1,281 and 1,851 sq ft. There are also four-bedroom duplex penthouses spanning 2,680 to 5,145 sq ft. The condo is a 10-minute walk to Holland Village MRT Station on the Circle Line as well as amenities in the Holland Village area.
At Jalan Loyang Besar EC, Sky Vue and The Panorama, developers have been able to attract potential buyers with the psf-price high recorded at each development. Sky Vue’s new high of $2,174 psf with the Dec 1 sale of a 1,141 sq ft unit for $2.48 million was followed by Maple Woods’ high of $2,171 psf when a 1,787 sq ft unit sold for $3.88 million on Nov 30, and finally Lush on Holland Hill’s new high of $2,123 psf when a 1,507 sq ft unit fetched $3.2 million on Dec 1. The three developments have collectively achieved 17 sales above the $2,000 psf mark for the year, an encouraging sign of recovering market sentiment.
