The Jalan Loyang Besar Residences are located in the Tanjong Pagar Conservation Area and are made up of three adjoining conservation shophouses at 60, 62, and 64 Tanjong Pagar Road. They have been put up for sale by expression of interest (EOI) and occupy a land area of 3,335 sq ft with an estimated floor area of 6,000 sq ft. These shophouses hold a 99-year lease from 1988, giving them a remaining lease of 63 years.

The sale of the three shophouses is estimated at $36 million or $6,000 psf based on floor area. The current tenant, Korean restaurant Sura, has leased all three units. The first floor of the double-storey shophouses has been converted into the main dining hall, with VIP rooms located on the upper floor.

According to JLL senior director of capital markets Terry Wong, who is the appointed marketing agent for the properties, the three shophouses will be sold with the existing tenancy. In addition, the shophouses already have approval for F&B restaurant use on their first and second storeys, making them a highly sought after property. Wong also notes that the shophouses’ prominent frontage of 17m allows for naming and signage rights.

The EOI for the three shophouses will close on February 29. Recent shophouse transactions in the area include a 99-year leasehold shophouse at 120 Tanjong Pagar Road that sold for $16.2 million, a 99-year leasehold shophouse at 45 Tras Street that sold for $11.9 million, and a freehold three-storey shophouse at 34 Keong Saik Road that sold at $5,823 psf on the built-up area.

The Tanjong Pagar Conservation Area is expected to see significant growth with the addition of 1,136 new residential units and 9,000 housing units in the nearby Greater Southern Waterfront development.
