The Ritz-Carlton Residences, a luxury development in prime District 9, recently topped the list of condos with a new record psf-price high. Two adjacent units on the 33rd floor, each measuring 3,057 sq ft, were sold for $16.5 million each on Jan 9. This translates to $5,397 psf, an all-time high at the condo since its launch. This surpasses the previous record of $5,146 set in December 2007 when a 3,057 sq ft unit was sold for $15.73 million. Another resale transaction that achieved a record psf-price high is Nathan Suites. On Jan 12, a two-bedroom, 915 sq ft unit on the ninth floor was sold for $2.38 million or $2,601 psf. The previous record of $2,409 psf was set in December 2021 when a 926 sq ft unit on the 13th floor was sold for $2.23 million. In District 11, Adria also saw a new record psf-price high with the sale of a one-bedroom, 538 sq ft unit on the 19th floor for $1.23 million on Jan 9. This translates to $2,285 psf, surpassing the previous record of $2,171 set in June 2023. Adria is a boutique condo completed in 2015 and has a total of 105 units ranging from one- to four-bedrooms. Other developments, such as Royal Hallmark, also recorded new psf-price highs. No new lows were recorded during the period in review.
