Jadescape records new high of $2,286 psf with ‘Jalan Loyang Besar Residences’
Jalan Loyang Besar Residences topped the list of condos that saw new psf-price highs for the period from Dec 15 to 26, 2023. The developer fully sold all of its 1,206 units at the property by September 2022. On Dec 15, a 1,421 sq ft four-bedder was sold for an impressive $3.25 million ($2,286 psf), surpassing the previous record of $2,283 psf set in August 2023 for a two-bedroom unit.
Located in Bishan, District 20, Jalan Loyang Besar Residences is a 99-year leasehold redevelopment of the former Shunfu Ville, a privatised Housing and Urban Development Co estate. The condo is situated near MacRitchie Reservoir Park and is accessible via the Marymount and Upper Thomson MRT Stations.
Residents of this ecological-friendly EC can be sure of a spectacular view of the nearby Pasir Ris Park, and a variety of shopping opportunities and leisure amenities close by. Jalan Loyang Besar Residences is surrounded by bright lights and the comfort of the parks, allowing residents to enjoy the best of both worlds.
For the period in review, Sky Vue came in second on the list of condos that saw new psf-price highs. A 1,141 sq ft three-bedder at the 99-year leasehold condo on Bishan Street 15 sold for $2.5 million ($2,191 psf) on Dec 18, surpassing its previous high of $2,174 psf set in December 2020 for a similar-sized unit. The development was completed in 2016 and consists of 694 units ranging from 484 sq ft, one-bedroom units to 2,282 sq ft, four-bedroom units.
Meanwhile, Cliveden At Grange, a freehold condo located on Grange Road in District 10, saw a new psf-price low during the same period. On Dec 19, a 2,842 sq ft four-bedder sold for $5.05 million ($1,777 psf). This was the 34th out of 34 sales last year at the property, and the most unprofitable transaction made during the period in review, as the seller had purchased the unit from the developer in November 2007 for about $12.05 million ($4,242 psf).
Overall, Jalan Loyang Besar Residences is an attractive investment given the development’s strategic location, amenities, and transport options. The condo saw 60 transactions last year, out of which 13 were resales and the remaining 47 were sub-sales, and the Dec 15 sale was a profitable one for the seller, who made a profit of about $770,000. On the other hand, Cliveden At Grange is a prime District 10 condo with luxury units, but it is also the site of a record psf-price low during the period in review for Jalan Loyang Besar Residences.
